Sellers: Prepare Your Home!
1. Stage your home. If your budget allows, hire a professional. An expert stager can offer a fresh view point and help to make your property shine! If you are strapped for cash, hold a “cocktail hour” or an event for close family and friends. Invite people who you trust and know to be candid. If it is too hard to hear, give them anonymous feedback forms. Sometimes we are so comfortable in our homes we do not see past the “clutter”.
2. Deferred maintenance. Now is the time to fix it! If you have been putting off minor repairs or updates the wait is over! Check your state laws, there are several states Colorado included, that have new laws requiring certain safety equipment be installed prior to listing the home (carbon monoxide detectors). Remember to walk around the exterior as well. Look at every nook and cranny!
3. Curb appeal. In Colorado it is difficult to show a property in 3 feet of snow. Be prepared to shovel! Likewise, a buyer may find beautiful pictures of your home very intriguing. Go through your albums and provide pictures from all seasons if possible. That large blooming tree in the front yard might just seal the deal when your buyer gets an idea of what they can expect in the Spring!
