The under sink is pre-wired for insta-hot should someone want it.
All counter tops, including the baths are Silk Stone (Corian). All sinks, inc. baths are Ceramic stoneware.
Foundation: The foundation footings are a minimum of 30”deep, and 16” wide, with a full steel reinforced concrete slab averaging 10” thick. There is a vapor barrier under a 6” cover of gravel. In floor heat through out, including snowmelt in the front walkway and driveway aprons in front of the garage. This system is expandable to add an additional 2000 sq. ft. of snow melt.
Exterior walls are minimum of 6” thick and 10”thick at all exterior openings. (Windows and doors). These are all double insulated with R-19. The ceiling is furred to 9’ heights with double R-38 insulation, except the 3 bedrooms are 10’ heights with R-38.
Flooring is tile throughout except bedrooms. The carpet is plush Berber over 9 lb. Pad. The living room is random width Carolina Reclaimed Pine. All the tile on the base and walls throughout the house is Hand Painted Talavera.
The fireplace insert is a Heat & Glow with blower and a 3500 sq. ft. heating capacity. This can be retrofitted to accept a remote. The fireplace surround is real river rock hand built.
All windows are double hung, wood interior with ano-bronze aluminum sashes, low E, insulated high altitude.
There is over 3500 sq. ft. of stamped steel reinforced concrete 6” thick. The footing in the front yard can be built on for a court yard wall or used as a parking/mow strip.
The hot water heater is a 80 gal. holding tank heated by the boiler.
Our water comes from the tank above but is pumped to the house by its own pumping system. This is a stainless steel vertical stand pipe system, controlled by a mini-computer system that delivers un-interrupted 75 lbs psi to the house. This can be cranked up to 100 lbs. Psi and controlled in the house if so desired. We do not have pressure drops in the house.
All Vega logs throughout the construction are minimum 10” with the majority being 12”, all are hand hewn by Miguel.
Master bath Jacuzzi tub and steam shower are finished in marble.
All interior doors are solid engineered 4 panel knotty pine.
The complete house is pre-wired for telephone, internet and satellite service. There
is a surround sound system in the living, master bed and bath. (The Bose speakers in the living room are not included). The balance are ceiling mounts.
Both Garage doors are hand built clear redwood with operators.
The garage is heated in the floor, but it is not needed due to the boiler location.
The flooring in the walk-in closet in the master is imported Birch from Sweden.
The landscape and lawns are irrigated sprinklers and shrub bubblers. This system is fully programmable and pump driven. There is plenty of room for expansion.
There are hand made Iron Gates at the front and side of the courtyard. The driveway gate is keypad operated and also hand made Iron.
The property is surrounded on three sides by Billy Creek Wildlife Refuge. This amounts to hundreds of thousands of acres. There are special left-over tags for Elk and Deer every year. These hunts usually go into the end of January. You can hunt right outside the front door. There are wild turkeys, BobCat, Lions and Bears. This property is located about 15 minutes south of Montrose, Colorado.
